RIGHT-OF-USE ASSETS (Continued) In addition, the Group owns several office buildings and industrial buildings where its manufacturing facilities are primarily located. The Group is the registered owner of these property interests, including the underlying leasehold lands. Lump sum payments were made upfront to acquire these property interests. The leasehold land components of these owned properties are presented separately only if the payments made can be allocated reliably. The Group regularly entered into short-term leases for staff dormitories and machines. As at 31 December 2025 and 2024, the portfolio of short-term leases is similar to the portfolio of short-term leases to which the short term lease expense disclosed above. Restrictions or covenants on leases In addition, lease liabilities of RMB183,330,000 are recognised with related right-of-use assets of RMB164,927,000 as at 31 December 2025 (2024: lease liabilities of RMB237,195,000 are recognised with related right-of-use assets of RMB215,552,000). The lease agreements do not impose any covenants other than the security interests in the leased assets that are held by the lessor. Leased assets may not be used as security for borrowing purposes. 16. INVESTMENT PROPERTIES The Group leases out several offices under operating leases with rental receivables quarterly or semi-annually. The leases typically run for fixed period of 2 to 10 years (2024: 2 to 10 years). The Group is not exposed to foreign currency risk as a result of the lease arrangements, as all leases are denominated in the respective functional currencies of the group entities. The lease contracts do not contain residual value guarantee and lessee’s option to purchase the property at the end of lease term. 15. 使用權資產(續) 此外,本集團擁有數棟辦公樓及工業樓宇 (主要安置其生產設施)。本集團為該等物 業權益(包括相關租賃土地)的登記擁有 人。已提前一次性支付全部款項以收購該 等物業權益。僅於能可靠分配付款時,方 可將該等所擁有物業的租賃土地成份單獨 呈列。 本集團定期就員工宿舍及機器訂立短期租 賃。於二零二五年及二零二四年十二月 三十一日,短期租賃組合與上文披露的短 期租賃開支的短期租賃組合類似。 租賃限制或契約 此外,於二零二五年十二月三十一日, 租賃負債人民幣 183 , 330 , 000 元及相關 的使用權資產人民幣 1 6 4 , 9 2 7 , 0 0 0 元 獲確認(二零二四年:租賃負債人民幣 237,195,000 元及相關的使用權資產人民 幣 215,552,000 元獲確認)。除出租人持有 的租賃資產中的擔保權益外,租賃協議不 施加任何其他契約。租賃資產不得用於借 款擔保。 16. 投資物業 本集團以每季度或半年度的應收租金出租 數間經營租賃下的辦公室。固定租期通常 為 2 至 10 年(二零二四年: 2 至 10 年)。 由於所有租賃均以集團實體的相關功能貨 幣計值,故本集團不會面臨租賃安排引致 的外匯風險。租賃合約不包括剩餘擔保價 值及承租人於租期末購買物業的選擇權。
