INVESTMENT PROPERTIES The Group leases out several offices under operating leases with rentals receivable quarterly or semi-annually. The lease typically run for fixed period of 1 to 10 years. The Group is not exposed to foreign currency risk as a result of the lease arrangements, as all leases are denominated in the respective functional currencies of the group entities. The lease contracts do not contain residual value guarantee and lessee’s option to purchase the property at the end of lease term. The fair value of the Group’s investment properties at 31 December 2019 was RMB91,160,000 (31 December 2018: RMB88,999,000). The fair value has been determined by the directors of the Company by reference to recent market evidence of transaction prices for similar properties in the same locations and conditions. 17. 投資物業 本集團以每季度或半年度的應收租金出租 數間經營租賃下的辦公室。固定租期為期 1 至 10 年。 由於所有租賃均以集團實體的相關功能貨 幣計值,故本集團不會面臨租賃安排引致 的外匯風險。租賃合約不包括剩餘擔保價 值及承租人於租期末購買物業的選擇權。 所有轉撥自物業、機器及設備的投資物業 以成本模式計量。於二零一九年十二月 三十一日,本集團投資物業的公允值為 人民幣 91,160,000 元(二零一八年十二月 三十一日:人民幣 88,999,000 元)。該公 允值已由本公司董事經參考同區條件相同 的同類物業的近期市場成交價後釐定。
