PRINCIPAL ACCOUNTING POLICIES (continued) Application of amendments to Hong Kong Financial Reporting Standards (“HKFRSs”) (continued) Impacts and accounting policies on application of Amendments to HKFRS 9, HKAS 39, HKFRS 7, HKFRS 4 and HKFRS 16 “Interest Rate Benchmark Reform – Phase 2” (continued) Leases The Group as a lessee Changes in the basis for determining the future lease payments as a result of interest rate benchmark reform For changes in the basis for determining the future lease payments as a result of interest rate benchmark reform, the Group applies the practical expedient to remeasure the lease liabilities by discounting the revised lease payments using the unchanged discount rate and makes a corresponding adjustment to the related right-of-use assets. A lease modification is required by interest rate benchmark reform if, and only if, both of these conditions are met: • the modification is necessary as a direct consequence of interest rate benchmark reform; and • the new basis for determining the lease payments is economically equivalent to the previous basis (i.e. the basis immediately preceding the modification). 3. 主要會計政策 (續) 應用經修訂香港財務報告準則 (「香港財務報告準則」) (續) 應用香港財務報告準則第 9 號、香 港會計準則第 39 號、香港財務報 告準則第 7 號、香港財務報告準則 第 4 號及香港財務報告準則第 16 號修訂本「利率基準改革-第二階 段」之影響及會計政策 (續) 租賃 本集團作為承租人 利率基準改革導致釐定未來租賃 付款之基礎變更 對於利率基準改革導致釐定未來 租賃付款之基礎變更,本集團採 用實務權宜方法,通過使用不變 之折現率來對修訂後的租賃付款 額進行折現,以對租賃負債進行 重新計量,並對相關使用權資產 作出相應調整。當且僅當滿足以 下兩個條件時,利率基準改革才 要求進行租賃修訂: • 該修訂為利率基準改革直接 導致之必須修訂;及 • 釐定租賃付款額的新基準在 經濟上等同於先前的基準 (即緊接修改前的基準)。
