SHKP first with infrared testing of new properties

Sun Hung Kai Properties (SHKP) has always been committed to building premium developments and offering first-class service, and it is constantly adopting new techniques to raise quality to a higher level and deliver on its promise of excellence. SHKP recently started using infrared technology to check external wall finishes, in order to detect and repair any abnormalities at an early stage. This helps buildings to withstand natural weathering and corrosion, preserving the quality and value of the property.

For many years SHKP has been dedicated to offering the best products and services. Regardless of the location, grade or type of building, SHKP developments embody the highest quality. Robert Tsoi, General Manager (Central Functions) in the Construction Department, said, "SHKP is meticulous about every aspect of a new flat and the facilities we provide, and the handover quality of our properties is recognized in the market. Lifting quality to a higher level, we began using infrared surveys of the external walls of new buildings to check the quality and workmanship. If any problems are found, they are repaired immediately, which helps to reduce the likelihood of phenomena like delamination or peeling due to the weather."

A first in Hong Kong

Mr Tsoi said infrared surveying was first used extensively by Japan's Ministry of Construction, but it has only been accepted in Hong Kong recently. SHKP was the first developer to use the technique on external wall finishes of newly-constructed buildings. Infrared surveys were done on Oscar By The Sea Phases 1 & 2, Chelsea Heights, Le Sommet, Royal Peninsula, Prima Villa and The Belcher's Phases 1 & 2.

High-tech benefits

Compared to the conventional 'hammer tapping' method, a thermal infrared survey does a more extensive investigation, and it gives precise, comprehensive results. The surveys are less subjective because they are supported by hard data, and can pinpoint the location of any abnormalities for subsequent correction. Using infrared technology saves time and enhances efficiency because the equipment does all the work, and it saves labour since no scaffolding is needed. Buyers get an assurance of quality, and the reduced need for future maintenance lessens the worries of owners and preserves property values.

About infrared survey technology

Infrared survey technology works on the principle that all objects emit heat (ie: infrared energy) from their surfaces. If the finish on an external wall has become separated from the main structure, it leaves a small air pocket underneath, which acts as an insulator between the surface and the structure resulting in a cooler surface temperature. Experts using an infrared video imaging system can detect abnormal patterns in the temperature of the external walls and identify any problem areas from the colours they produce.

Following the infrared diagnosis, the Construction Department conducts a manual examination of the suspect surface and carries out repairs if a defect is confirmed. Infrared diagnosis also acts as an incentive to workers, because they know that the developer will do a quality check as soon as the job is done and discover any faults with the workmanship, which leads to even better quality.
