Signature Homes is Sun Hung Kai Properties' (SHKP) new brand name that handles leasing of deluxe residential developments. It recently signed multiple leases with several companies. A US-based organization leased six units in Dynasty Court at the same time, and a multinational electronics manufacturer recently leased an additional nine units, bringing its total number to 12, spread through Mid-Levels and Island South. These two deals provide rental income of more than HK$950,000 per month, or HK$11.5 million annually.
Iris Chiu, Managing Director of Signature Homes, said, "Since Signature Homes was introduced last month, we've signed a number of deals, and the results are very impressive. After the 911 terrorist attacks, companies have become more cautious about security. The US company sent a special team to check out the property and its surroundings a number of times, to ensure that their staff would live in the most secure environment. The company took six Dynasty Court units because of the superior quality, excellent management and security offered by the prestigious development."
Ms Chiu continued, "We signed another big deal with a multinational company that is exploring business opportunities on the Mainland after China's entry to the WTO. The company has a research centre in Shenzhen and is setting up its Asia headquarters in Hong Kong. After looking carefully at what was available on the market, the company leased 12 of our luxury units. We expect to see more cases like this, which should provide new stimulus to the luxury leasing market."
Signature Homes' remarkable results can be attributed mainly to the prime locations of its luxury developments, first-class construction and one-stop service that meets residents' every need. To showcase the territory's largest luxury property portfolio and its unmatched features, today (December 3) SHKP conducted a media tour of three landmark properties ¡V 127 Repulse Bay Road, Le Palais and Pacific View.
127 Repulse Bay Road
127 Repulse Bay Road is a single 25-storey tower containing a total of 50 units. The units are about 3,000 square feet and all have four bedrooms with two en suite bathrooms. The 25-foot windows in the living room and 270-degree panoramas allow residents to enjoy spectacular views of the sea and blue sky over Repulse Bay. Ms Chiu said, "Leasing of 127 Repulse Bay Road has been very satisfactory so far, with occupancy reaching 98%. The highest rent is HK$67 per square foot, and up to HK$200,000 per month."
Le Palais
Situated in Turtle Cove, Le Palais has 34 detached three-storey villas ranging from over 3,000 square feet to more than 4,000 square feet. Each villa has four bedrooms, three living rooms, gardens in front and back and two large private parking spaces. The master bathrooms on the third floor have a private Jacuzzi, which is very rare in Hong Kong. Residents can watch television, or look at the stars through a skylight roof while soaking in the tub, for the ultimate in luxury.

Ms Chiu said, "SHKP believes Le Palais has high potential for appreciation, so it retained some of the villas for investment. The occupancy rate is 100%, and the highest rent is HK$55 per square foot."

Pacific View has five deluxe residential towers between 36 and 40 storeys. SHKP has kept two blocks for leasing, which provide 154 units for rent. Pacific View enjoys sweeping sea views from Island South. Residents can get to the Central business district in just a short time, and the easy transportation is welcomed by expatriates working in Hong Kong.
Signature Homes recently spent more than HK$5 million to renovate the clubhouse and lobbies of the residential blocks, as well as some of the units. The comprehensive clubhouse facilities include a indoor heated swimming pool, Jacuzzi, outdoor swimming pool, sauna and stream rooms, squash court, billiards room, table tennis room, multi-purpose sports hall, gymnasium, aerobics room, restaurant, bar, banquet room and more.

The portfolio has a mix of luxury apartments, detached and semi-detached houses and serviced hotel suites, totalling 1.4 million square feet. The serviced apartments in Phase Two of International Finance Centre and the Airport Railway Kowloon Station Development Packages 5, 6 and 7 will soon be included in the portfolio, adding another one million square feet. The occupancy of Signature Homes' property portfolio is currently 96%.
